A year of growth and impact

Knowle Green Estates Ltd (KGE), owned by Spelthorne Borough Council, is proud to share its 2023/24 Annual Report, showcasing a year of significant progress and remarkable dedication in enhancing housing quality and affordability in the borough.

Expanding affordable housing and driving housing innovation

KGE’s mission remains clear: to provide high-quality, affordable, and sustainable housing for Spelthorne residents. KGE made significant strides in 2023/24, increasing its property portfolio from 93 to 174 homes, including new flats and houses in central, accessible locations. Supported by the Government’s Local Authority Housing Fund (LAHF), KGE addressed critical housing shortages while assisting Afghan and Ukrainian families under resettlement schemes.

KGE Director Darren Levy, said “Our homes are more than properties; they are safe havens where families can thrive, reconnect with the community, and access essential support services.”

Supporting communities

With a “resident first” ethos, KGE continues to shine, collaborating with Spelthorne Borough Council and local agencies to ensure tenants receive comprehensive support, from job assistance to mental health services. Over the past year, KGE successfully housed 12 homeless households, including 10 Afghan families, underlining its commitment to meeting urgent housing needs.

KGE’s 2023-2024 Annual Report features a compelling case study highlighting KGE’s transformative impact, where a tenant who fled domestic violence in 2020 and was able to rebuild her life with KGE’s help. With KGE’s safe, stable accommodation and essential support, it enabled her to rebuild her life, remarry and secure a fulfilling career.

Delivering results: performance and vision   

KGE’s exceptional performance is reflected in its key metrics:

  • rent arrears held at just 0.48% of income, far below the 4% target
  • 95% of repairs were completed on time
  • complaint response times averaging just one day

Vision for the future

Looking ahead, KGE remains committed to helping to address Spelthorne’s affordable housing challenges. By strengthening tenant engagement and ensuring financial sustainability, KGE will continue its mission to provide high-quality homes and life-changing support.

KGE’s Board member Cllr Lawrence Nichols, said, “Our vision is clear: a property business with a commercial head and a social heart.  By working closely with Spelthorne Borough Council, we aim to increase the availability, affordability, and quality of housing for our residents while transforming lives, supporting families and facilitating residents.”
